August 23, 2005 - P.D.P. submitted 2. September 19, 2005 - staff comments sent to V-F Ripley beginning the 90-day response timeframe 3. November 15, 2005 - request received for 60 day extension - Dec. 19th 2005 - Feb. 19th 2006 4. Extension granted to Feb. 19, 2006 5. Feb. 16, 2006 - P & Z conditionally granted the Second Modification of Standard to allow 100% secondary uses 6. The application was eligible for an additional 30-day extension from Feb. 19th to March 19th. 7. If revised plans are submitted on Wednesday, April 19th, then the application is only one month expired. Comm, ty Planning and Environmenta, rvices Current Planning City of Fort Collins February 23, 2006 Ms. Linda Ripley V-F Ripley and Associates 401 West Mountain Avenue, Suite 201 Fort Collins, CO 80521 RE: Fox Meadows Business Park, Tract B, — Request for Amended Modification Dear Linda: On Thursday, February 16, 2006, at the regular meeting of the City of Fort Collins Planning and Zoning Board, the Board voted 6 — 0 to approve Fox Meadows Business Park, Tract B, Request for an Amended Modification of Standard, #19-05. Please note that this Modification pertains to Section 4.22(D)(2) of the Land Use Code which limits the amount of secondary uses to no more than 25% of the gross site area. The result of the Modification is that up to 100% of the gross site area may now consist of secondary uses. This Modification is conditioned upon the secondary uses being limited to a convenience shopping center only and subject to being further limited to prohibit any auto -related uses such as convenience retail stores with fuel sales, carwashes and vehicle minor repair, servicing and maintenance. This Modification is valid for one year. This means a Project Development Plan that intends to incorporate the Modification must be filed prior to February 16, 2007.
