On Thursday, February 16, 2006, at 6:00 p.m., or as soon thereafter, in City Council
Chambers, City Hall, 300 LaPorte Avenue, Fort Collins, Colorado, the City of Fort Collins
Planning and Zoning Board will consider a procedural request that would result in a
change in the mix of land uses for a development proposal in your neighborhood. The
request is referred to as Fox Meadows Business Park, Tract B, Request for an
Amended Modification of Standard, #19-05.
This is a request to amend an approved Modification of Standard that was granted in
April of 2005. The original Modification allows the applicant to increase the amount of
allowable secondary uses on a parcel in the Employment zone district from the allowable
25% to 100%. The approved Modification is conditioned such that the allowable
secondary uses would be limited to only health and membership clubs, limited indoor
recreation establishments, child care centers, and the allowable accessory uses typically
associated with supporting such uses.
The amended Modification seeks to delete the health and membership club and replace
it with a convenience shopping center. As proposed, the Modification would be
conditioned such that auto -related uses would not be allowed. In other words, gas
stations, quick lubes, carwashes and the like would not be allowed. A convenience
shopping center must have four or more businesses with separate exterior entrances.
Uses may include retail stores, business services, personal service shops and
restaurants (without drive -up windows).
Like the original Modification, the applicant is requesting that 100% of the 2.00 acre
parcel be allowed to develop as secondary uses.
This is a stand-alone modification request. The specific development proposal has been
placed on hold at this time pending the outcome of the Amended Modification. Should
the applicant succeed in this request, then the Project Development Plan would be
adjusted accordingly.
The site is located on the east side of Timberline Road, south of Bighorn Drive. The site
is bordered by an existing stormwater detention pond on the east and the Fox Meadows
drainage channel on the south.
