prior to construction..

Center
Dear Ted,
The responses below address the comments raised by the Conceptual Review Team
regarding the Colorado Health and Fitness Center.
1. Acknowledged.
2. The estimated maximum rated capacity for this facility is approximately 470
persons. 117 parking spaces are being provided per the suggested guideline of
using' one space per four persons maximum rated capacity. The parking lot is
designed to be sufficiently screened and landscaped.

6a. The existing detention facility, in the eastern portion of Tract B, was originally
designed in 1990 by Stewart & Associates. The Lund Partnership redesigned the
pond in 1999 so as to include water quality.capture volume for the entire 15.2
acre, Fox Meadows project. Since the currently proposed land use, and
imperviousness, of Tract B is no different from that projected in the 1999 WQCV
calculations, the developer of this project should not be required to provide
additional storage for this purpose. This however, is not the case with the
detention volume.
While the 1999 study increased the ponds size to accommodate WQCV, it did not
increase the ponds detention volume to reflect the most recent intensity -duration -
frequency curve. Therefore, as part of this project, the total detention volume will
be increased by applying the most recent IDF curve to the developable portion of
Tract B (the remainder of the original 15.2 acre site has been grandfathered using
the old IDF curve). As the Preliminary Drainage Report for this project shows,
the larger detention volume has been further increased to account for two onsite
basins that drain offsite undetained. This increased detention volume will be
accommodated within an onsite parking lot facility having a maximum depth of
