storm sewers coming off the parking lot outlets.
Try to avoid the use of rip rap rundowns into the pond if possible.
Added pans from the parking lot into the detention pond as requested.
Please show tree protection fencing on the grading plan.
Added tree fencing to the grading plan.
Add a note to the plat indicating that the Fox Meadows Business Park HOA shall
be responsible for the maintenance of the detention pond located on Tract A of
this development. if the HOA will own the detention pond, then plat should be
signed by HOA.

a point 5 feet beyond the meter pit.

OWNERSHIP AND MAINTENANCE COVENANTS FOR DETENTION FACILITIES:
In order to insure the continued maintenance of the Detention Facilities located within
the Fox Drainage Easement Property as described in Drainage Easement Agreement
dated August 11, 1999 as recorded by the Larimer County Clerk and Recorder on
August 13, 1999 at Reception No. 99072717. Declarant hereby establishes and
declares that the current or future owner's of Parcel 1 and Parcel 2 of the Fox Drainage
Easement Property shall share all maintenance responsibilities for the Detention
Facilities located within the Fox Drainage Easement Property equally. Declarant hereby
establishes and declares all maintenance responsibilities in the Declaration of Detention
Facilities Maintenance Covenants as recorded by the Larimer County Clerk and
Recorder on October 20, 2004 as recorded at Reception No. 2004-0102500. This
Declaration is enforceable and shall constitute a real covenant that will run with, benefit
and burden the, Fox Property (See revised subdivision plat).

[7/18/07] Are the ownership and maintenance responsibilities for Tract A
including entities outside of the platted boundary ("homeowners association"
and "Fox Meadows Apartment Homeowners Association')? If so, shouldnY they
be a signatory on the plat in order to accept said maintenance and ownership
responsibilities? The development agreement will need to have the same entities
sign that sign the plat.

[7/18/07] Please enlarge the Drainage Easement Agreement note on the plat, the
text size may not scan well.
Comment has been addressed. The text size matches all other text on sheet 1 of the
subdivision plat..
Plat revisions since last submittal: The Lot line between Lot 1 and Lot 2 has been
extended to the East property line and Tract A has been removed. Parcel 1 (Lot 1) and
Parcel 2 (Lot 2) of the Fox Drainage Easement Property shall share all maintenance
responsibilities for the Detention Facilities located within the Fox Drainage Easement
Property equally (See note on plat sheet 1).
