The title of the plat and P.D.P. must be "Fox Meadows Business Park Number Three." `Timberline Plaza" duplicates a name of a plat recorded in 1984. Be sure to include the new legal description on the cover sheet 1 of 6. 2. The previous plans showed four Chanticleer Pear, planted at uniform intervals, along Bighorn Drive. These, or an equivalent, should. be reinstated onto the Landscape Plan. 3. Please label the location of the electrical transformer and show how it is screened or not visible from Timberline and Bighorn. Light and Power recommends that the transformer be shared between the buildings, if possible. 4. On the west elevation of Primrose, there is a vinyl fence to screen H.V.A.C. units. Please make sure that this fence is not white but earth tone or a color that complements the building. Also, please show this fence on the Site and Landscape plans. 5. The two buildings are dissimilar. Please find a unifying element so the project appears cohesive. Staff suggests that the roof colors match. 6. On the Lighting Plan, please be aware that the illumination levels appear rather high along the west elevation. Will this be an active area? 7. On the Lighting Plan Schedule, please indicate the Light Loss Factor, Lumens and Quantity of each fixture. 8. On the Lighting Plan, please indicate how the "Porto" wall -mount is fully shielded. 9. Please see other clarification comments on the redlines. 10. The Primrose School does not meet the build -to line along Timberline Road. At least 30% of the building (or buildings) must be within 10 and 25 feet the property line. Please check the allowable exceptions to the standard for compliance. Be sure and return all of your redlined plans when you re -submit. Please indicate the spillway location and elevation on the plans. Please provide a spillway reinforcement if none is existing. Please do not show the vacated drainage easement limits on the plans. We have concerns that if it is not installed properly, it may result in excess drainage and,impacts onto the sidewalk along Timberline and having the detail on the plans will help in our ability to keep track of what was designed in the future. Section 3.2.1(G) specifies no cut or fill greater than 4" shall occur within the drip line of trees to be protected. Please provide a section at the existing tree and the tail connection and the existing Swale. Number: 62 Created: 4/16/2007 [4/16/07] The project will need to pay a Transportation Development Review Fee for a project development plan as a result of the property being platted. We are understanding that a 2nd final compliance TDRF fee of $1,000 was paid with this most recent submittal after a previous $1,000 paid last year. If this is the case, the TDRF fee for the replat would be offset by the 2nd $1,000 fee. The TDRF fee for the replat would be $2,000 plus a $250 per acre fee. It should perhaps be identified on the plat and be indicated as to be vacated by this plat. We would like to see the detail for the underdrain installation also specified in this construction plan Page 1
