HomeMy WebLinkAboutSUNSTONE PDP MAJOR AMENDMENT - MUGS COFFEE - 25-05 - REPORTS - TRAFFIC STUDYTraffic Study Information for Proposed Land Use Change at Sunstone Office Park: Proposed land use change currently under review for Sunstone Office Park is to include a designation for a restaurant at this location. The proposed space would only be for 1255 sf of building IV for a local coffee shop. It is anticipated that the majority of traffic would be quick in and out and walk-ins from the surrounding businesses in Sunstone Office Park and Timberline Office Park as well as the neighboring community of Sunstone Development. During peak hours of operation from 7:30 am to 9:30 am and 11:30 to 1:30, typically there are generally no more than 4 or 5 vehicles parked at one time. Therefore, current traffic access should be more than adequate as the traffic flow in and out of the office park would be no greater than any of the other current offices conducting business here. Parking requirements will also be more than adequate to accommodate the flow of anticipated clientele.
