[5/3/05] Please show the proposed crossing of the PV and L Canal as proposed in the Spring Creek master plan. Canal crossing structure will need to be approved by the ditch company. Topic: Utility Plans Number: 92 [1/6/06] Created: 10/31 /2005 Please remove revision bubbling from plans, as these plans are not finalized yet. Please use an updated City of Fort Collins water quality pond detail. A CAD drawing of this detail can be e-mailed to you upon request. [10/31/05] Please provide a manhole for Line F within the pond embankment for maintenance access. Thank you for adding that. Why not tie line E from detention Pond C into the proposed manhole where line D ties into the trunk line. Please show the proposed drop structures in the Spring Creek channel on the plans and provide a detail for these structures on the plans. Please reference a specific rip rap detail for all proposed riprap. Department: Stormwater-Water-Wastewater Issue Contact: Roger Buffington Topic: Water/WW Number: 135 Created: 11 /3/2005 [1/10/06] This must be must be done prior to finalizing plans to determine if grade of 8-inch sewer needs to be changed to allow future connection to the south. [11/3/05] Provide field data on the elevation of the 60-inch and 20-inch water mains opposite of Horsetooth Circle to see if sanitary could be extended in future. The 8-inch sewer may need to be installed at minimum grade (0.4 %) to accomplish this. (This is a repeat comment that Jeff Hill had made previously.) Number: 137 Created: 11 /3/2005 [1/10/06] Cathodic protection (CP) isolation must be provided at every connection to the 20- inch main. CP details not found in plans. [11/3/05] The 20-inch water main is cathodically protected; therefore, all connections to this main must be isolated. Include appropriate notes and details on the utility plans. Number: 139 Created: 11 /3/2005 [1/10/06] Clearly note locations where restrained joints required on 6-inch water mains and provide calculations on the required lengths of restrained joint pipe. [11/3/05] The distance between the 60-inch and 20-inch mains will prevent the use of thrust blocks at the connections to the 20-inch; therefore, it will be necessary to restrain joints on Page 3 Department: Stormwater-Water-Wastewater Issue Contact: Basil Hamdan Topic: Channel Grading Number: 113 Created: 11 /1 /2005 [1/6/06] Please submit a floodplain modeling report. [11/1/05] There are areas in the channel that will experience high velocities according to the provided HEC-RAS modeling. Provide turf reinforcing mats at these locations. Topic: Drainage Report Number: 79 [1 /13/06] Created: 7/12/2005 [7/12/05] Please provide a modeling report for the Spring Creek flows. Topic: Erosion Control Number: 143 Created: 11 /7/2005 [1 /13/06] [11/7/05] November 3, 2005 Current City notes for sediment/erosion control need to be on the plan, the old set of notes must be deleted. It would probably be easiest if we scheduled a meeting to go over this plan. Please give Bob Zakely a call, 224-6063. Topic: Floodplain Comments Number: 162 Created: 1 /17/2006 [1 /17/06] Susan Hayes: 1-13-06 1. Landscaping Plan: a. Please clarify the landscaping proposed for the large detention pond berm. There appears to be a rock wall, and many trees on the berm. Is this appropriate and acceptable to FEMA? We need to discuss this in more detail since changes to the Landscaping Plan may be required. (REPEAT) Please call to set up a meeting. 2. Drainage/Grading Plan a. Please add the floodway boundaries to the Revised Floodplain sheets and show the 100-year boundary more clearly. b. Please see comment 3 regarding information to include on the drawing regarding the restroom construction. 3. Drainage Report a. Based on the elevations stated in the report, the restroom appears to be in a location already elevated above the floodplain. Is this true? It is not mapped that way on the floodplain map, however. If the structure is in a mapped floodplain, please provide a table showing the specific BFE at the upstream end of the structure, regulatory BFE (BFE plus 18 inches), lowest floor elevation, type of foundation, and lowest HVAC elevation in the report AND ON THE PLANS. Date: 01/24/2006 c/o Russell Lee 4803 Innovation Drive Fort Collins, CO 80525 Staff has reviewed your submittal for SPRING CANYON COMMUNITY PARK, FINAL PLANS, and we offer the following comments: ISSUES: Department: Engineering Issue Contact: Dan DeLaughter Topic: General Number: 155 Created: 12/30/2005 [12/30/05] All private water and sewer mains should be within a utility easement (services do not need to be), and the owner must sign off on the plat, utility plans, site, and landscape plans. Signature block should be included for the Ditch Company and Fort Collins Loveland Water District/South Fort Collins Sanitation District on every sheet (or at least for sheets of concern), especially detail sheets. Number: 156 Created: 12/30/2005 [12/30/05] Scannability is still an issue. Please consult JR Wilson in Technical Services regarding the line types and line weights used. Number: 157 Created: 12/30/2005 [12/30/05] For Horsetooth Road reconstruction, you need to specify the limits of replacement and mill and overlay of pavement Topic: Plat Number: 161 Created: 1 /11 /2006 [1/11/06] Technical Services Comments: 1. Legal does not close, boundary closes, legal does not match the plat. 2. Typos & bold text (see redlines). 3. Is there a need for more Horsetooth Road Alignment Area? Department: Natural Resources Issue Contact: Doug Moore Topic: General Number: 158 Created: 1 /10/2006 [1/10/06] Repeat Comment: Natural Habitats and Features buffer needs to be shown in the correct location. Please do not label the actual distance since this buffer zone distance varies and is not always 100'. Number: 159 Created: 1 /10/2006 [1/10/06] Repeat Comment: Show the L.O.D. (Limits of Development) on all related drawing (including construction drawing), as include a detail showing how the protective fencing will be installed at these locations. Page 1
