On Monday, June 6, 2005, in room 202 of the Timberline Church', 2908 Timberline
Road, from 7:00 to 9:00 p.m., the City of Fort Collins Current Planning Department will
conduct a neighborhood information meeting to discuss a development proposal in your
neighborhood. The project is referred to as the Colorado Health and Fitness Center.
The proposed project is located at the southeast corner of Timberline Road and Bighorn
Drive. The site is two acres in size. The site is presently vacant and is referred to as
Tract B of Fox Meadows Business Park. The site is surrounded by Bighorn Drive on the
north, an existing stormwater detention pond on the east, the existing Sunstone drainage
channel on the south and Timberline Road on the west. The site is zoned E,
Employment. (Please see map on reverse.)
As proposed, the project consists of a one-story health and membership club containing
approximately 25,000 square feet. There would be about 117 parking stalls. Activities
within the club are anticipated to include general exercise, aerobics, yoga, pilates,
rehabilitation, day spa and tanning booth. There would be no pool or gymnasium.
In the Employment zone, a health and membership club is classified as a secondary use
and not allowed to exceed 25% of the development plan. On April 21, 2005, the
Planning and Zoning Board granted a Request for Modification to allow 100% of the
subject parcel to feature a health and membership club, limited indoor recreation and
child care center.
The list of affected property owners for this public meeting is derived from official records
of the Larimer County Assessor. Because of the lag time between occupancy and
record keeping, or because of rental situations, a few affected property owners may
have been missed. Please feel free to notify your neighbors of the pending meeting so
all neighbors have the opportunity to attend.

202, please enter through the northeast stair tower. The room is at the top of the stairs.
