Dear Resident:
April 7, 2005
On Thursday, April 21, 2005, at 6:00 p.m., or as soon thereafter, in City Council
Chambers, City Hall, 300 LaPorte Avenue, Fort Collins, Colorado, the City of Fort Collins
Planning and Zoning Board will consider a procedural request that would result in a
possible land development proposal in your neighborhood. The request is referred to as
Fox Meadows Business Park, Tract B, Request for Modification of Standard,
#19-05.
This is a request to modify the standard to increase the amount of allowable secondary
uses in the Employment zone district. Specifically, Section 4.22(D)(2) requires that no
more than 25% of the land area within the Employment zone be devoted to secondary
uses. The applicant is requesting 100% of the 2.00 acre parcel be allowed to develop as
secondary uses. In this case, the applicant is seeking approval to be allowed to submit
a development for a new health club.
The site is located on the east side of Timberline Road, south of Bighorn Drive. (Please
see map on reverse.) The site is bordered by the existing stormwater detention pond on
the east and the Fox Meadows drainage channel on the south.
This is a stand-alone modification request. There is no specific development proposal at
this time. Should the applicant succeed in his request, and then submits a Project
Development Plan, then a neighborhood information meeting will be held.
Both the Planning and Zoning Board and the City Planning Staff consider your interest
and input in this matter, as well as your neighbor's input, an important part of the City's
review of this proposal. If you are unable to attend the public hearing, but would like to
provide input, written comments are welcome.
The list of affected property owners for this public meeting is derived from official records
of the Larimer County Assessor. Because of the lag time between occupancy and
record keeping, or because of rental situations, a few affected property owners may
have been missed. Please feel free to notify your neighbor of this pending meeting so
all neighbors may have the opportunity to attend.
