This is a park project known as the Spring Canyon Community Park, Project Development Plan, #20-05. The request is for a community park on 123.35 acres. The proposal includes approximately 7,500 s.f. of total floor area in 4 buildings (maintenance facility and 3 restroom facilities) and 389 paved parking spaces associated with the park uses. Proposed access to the development site is from West Horsetooth Road and South Overland Trail Road. The design adheres to the Park Master Plan. The Park Master Plan was created in association with several public meetings and was approved by City Council in November of 2004. This proposed project is located west of South Taft Hill Road between West Drake Road and West Horsetooth Road. It is at the south end of Overland Trail Road. The property is zoned POL, Public Open Lands in the City's Land Use Code. The affected property owners list for this public hearing is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
