The following comments and concerns were expressed at staff review on
Wednesday, June 29, 2005:
Engineering:
1. By the City's definition the new structure is not a "carriage house", it is
just a single-family detached residential structure.
2. The scales on all of the drawings are incorrect. It would be best to use an
Engineer's Scale on the Site Plan and Landscape Plan, such as 1" = 10', or
1" = 2011, etc.
3. There are some scanability issues with the plans. Please contact the
Technical Services Department to discuss their concerns.
4. The existing and proposed utilities (not just easements) must be shown
on the Landscape Plan or a utility plan and submitted to the City for
review.
5. A site grading plan must be submitted to the City for review.
6. Variance #1 request for the sidewalk width of 3' is not needed. Variance
#2 request for the alley improvements must be prepared by an engineer
licensed in the State of Colorado and re -submitted to the City for
review.
Stormwater:
1. A full size, complete site grading plan must be submitted to the City with
a building permit application.
Water/Wastewater:
1. A utility plan showing locations of existing and proposed water and
sanitary sewer services, not just the easements, must be submitted to
the City for review.

like to see a utility easement granted on Lot 2 outside of the alley right-of-way.

[6/30/05] Rick Lee of the Building Department indicated that he is forwarding
a copy of the various codes that they will enforce. They assume'that the
"carriage house" will be a residential storage building designated as a 'U'
occupancy rather than a residence, with kitchen, or 'R-3' occupancy.
Current Planning comment/question: The new single-family structure
("carriage house') at 617 Whedbee Street (on the alley) is to be a
residence, with kitchen. Is this not correct?
