Prospect Boarding House 9/29/2005 N Neighborhood Meeting 1 inch equals 300 feet Commu_ .y Planning and Environmental _ _rvices Current Planning City of Fort Collins September 29, 2005 Dear Resident or Property Owner On Wednesday, October 19, 2005 from 7:00 to 9:00 p.m., in the Fellowship Hall of the Trinity Lutheran Church, 301 E. Stuart Street, Fort Collins, Colorado, the Current Planning Department of the City of Fort Collins will conduct a neighborhood information meeting to discuss a development proposal in your neighborhood. The project is referred to as the 215 E. Prospect Boarding House. As proposed, the project is a request to convert the existing single family house located at 215 E. Prospect Rd. to a boarding house with 5 bedrooms. The property is zoned LMN — Low Density Mixed -Use Neighborhood District. Boarding houses are permitted commercial uses in this zoning district, subject to a Planning and Zoning Board public hearing. This is a change of use request, and no site or structural changes are proposed. Parking will be provided with the 3 off-street spaces currently on the property. No additional parking spaces are proposed. This development proposal will be subject to all development standards within the City of Fort Collins Land Use Code. Because several boarding houses have been proposed in your neighborhood, you may be interested in attending the Tuesday, October 18, 2005 City Council Meeting. The Planning and Zoning Board has recommended to City Council to approve the changes to the Land Use Code regarding the definition of "Family," occupancy restrictions, and changes to both the Boarding House and Home Occupation regulations. Public comment is welcome on this issue. The meeting will be held at 6:00 p.m. in the City Council Chambers, 300 LaPorte Ave., Fort Collins, Colorado. The list of affected property owners for this public information meeting is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
