If granted boarding house status, we will not make any physical changes to the property. No

RE: Type II Review for Change of Status for 5-bedroom residence in LMN Zoning to
Boarding House.
Dear Ms. Sommer and Whom It May Concern:
This letter addresses the submittal requirements of "Statement of Planning Objective," and
the applicants' response to the staffs "Conceptual Review Comments."
I. STATEMENT OF PLANNING OBJECTIVES:
In June, 2002, we bought the house at 215 East Prospect Road, at the s.w. corner of the
intersection of Prospect and Matthews, as a residential rental property. The house, of brick
construction, was in very good condition, with a six-foot fence between it and the two
adjacent houses.
We have continued and improved the high-level of maintenance of this property, -with
exterior painting, landscaping with junipers, and hiring a weekly landscaping service.
We first promoted this property as a residence for families or students, but more than one
family expressed reluctance to have children near the large volume of traffic on the adjacent
streets ---especially Prospect. We determined that the most likely renters were single adults,
.either students or young professionals. Since purchasing the property, our only renters have
been young adults who are carefully screened and informed of the importance of being good
neighbors; most have been students at Colorado State University.
Our 12-month lease, based on the Colorado State University "model lease" but more
restrictive, includes provisions requiring renters to water the yard and plants, limiting the
number of persons allowed on the premises at any one time, and requiring that the renters not
