HomeMy WebLinkAboutINNOVATION ISLAND, FIRST FILING - FDP - 40-05B - CORRESPONDENCE - (4)Please call out a swivel tee and a gate valve at the fire hydrant connection near the Harmony Road entrance. The water main line connecting to Harmony seems to be crossing under the proposed wrought iron fence. According to the detail, the fence will have fence posts every 70 inches or so, that will have over 3 feet of footing of depth. Please add a note and a special detail that would span the water main with a removable section with at least 5 feet of clearance on either side of the main, so that the footings will not affect the line. Add a note stating that all water mains are to be ductile iron with polywrap. If the plan is use directional boring for the last section of the sanitary sewer line in the HOA Tract; that line is typically HDPE. Please add a note to reshape existing manhole bench to direct flow to existing channel. Correct details to say water details. Please label all sewer lines as SDR 35. Please label all stations on the sewer profile plan view. Be sure and return all of your redlined plans when you re -submit. If you have any questions regarding these issues or any other issues related to this project, please feel free to call me at 221-6341. Yours Truly, eve Olt City Planner cc: Dan DeLaughter Current Planning file #40-05A Page 5 Topic: Stormwater Number: 78 Created: 5/30/2006 [7/ 18/06] Please call out building numbering on the grading plan. Please provide a cross section detail showing where the cable and gas lines will be located relative to the drain pan on the south side. OK to submit mylars on next round. [5/30/06] Please add a pan to the swale on the south side as slope is less than 2%. Please provide underdrain detail. It is not clear how the underdrain will tie into the face of curb. Clarify provide detail. Will cable and gas lines be underneath drainage swale. This might present a problem especially if the swale is lined with a concrete channel as requested. Please provide a cross section showing swale and all dry utilities proposed in that easement. Will the drainage swale on south be graded without disturbing existing fences? Please add a note to that effect. Topic: Water and Wastewater Number: 77 Created: 5/30/2006 [7/ 18/06] Please use an updated detail 16-A and detail 16-B for the water meter. can e-mail you these in CAD format once you provide me with an e-mail address. Please call out the bollards shown on the utility plans in close to Building D. [5/30/06] Please provide 10 feet of separation between water and sewer lines, close to Buildings D and E and between fire and water service lines on Building D. Please label clearly area where the sewer line connects to the HOA Tract as a as a Utility Easement. Please call out all water and sewer service lines. If only a 1 inch service line is used on the buildings than supporting calculations would need to be provided. Department: Stormwater-Water-Wastewater Issue Contact: Basil Hamdan Topic: Erosion and Sediment Control Number: 53 Created: 5/ 19/2006 [7/ 18/06] Second Review July 14, 2006 Please submit the project schedule using the latest revision of the project schedule sheet. The notes on plan sheet 4/ 13 under the heading "A. Grading and Erosion Control Notes" should be deleted. They are redundant, inaccurate, and in some cases contradict the City erosion control notes which you also have on the same sheet. There is still no indication on the plan that the WQ pond is to be utilized as a sediment trap. [5/ 19/06] May 19, 2006 1. Please submit project schedule and required calculations including surety. 2. The pond should be utilized as a sediment trap. Also, what will protect Harmony Road during and after the outlet pipe connection? 3. The site drains east, but is the slope sufficient that Taft Hill and the southwest portion of the project don't need any runoff protection during construction? 4. If the existing stormwater pipe FES at the southeast end of the site needs to be protected per your drawing, why isn't the silt fencing extended around this area as well? Page 3 Department: Engineering Issue Contact: Dan DeLaughter Topic: General Number: 54 Created: 5 / 26 / 2006 [7/ 14/06] [5/26/061 Please see redlines for additional minor revisions. Number: 68 Created: 5/26/2006 [7/ 14/06] At the least, the fence must be 2' behind the back of the sidewalk. Maintain necessary separation from gas line. Per our meeting, this is shown correctly on the site plan, but the note on the utility plans is still showing the fence on the property line. [5/26/06] Please move the fence on the north side of the property back behind the easement line. Permission from utilities would be needed to encroach on the easement. Number: 94 Created: 7/ 14/2006 [7/ 14/06) The temporary easement dimension arrows on the plat are showing a portion of the new easement. It doesn't appear that the original was as wide as you are showing it on the west side of the site. Number: 95 Created: 7/ 14/2006 [7/ 14/06] Please label the portion of the sidewalk that will have parking directly adjacent as 6' wide. It appears to be shown at this width, but the only sidewalk labels are on the 5' segments. Number: 96 Created: 7/ 14/2006 [7/ 14/06] For the sidewalk along Taft Hill, use a dashed line as along Harmony to show that it is already existing. Number: 97 Created: 7/ 17/2006 [7/ 17/06] The elevations on the west access drive show that it is not meeting standard slopes. Even though this access will be for emergency only, it must meet the city standard flow line slopes. Please include a detail showing existing and proposed elevations and how you plan to tie in your design. Update: I have received the revised grading detail for the site. However, slopes still look pretty flat on the west side curb line. In fact, It looks like water may flow into the drive coming from the south rather than out into the gutter. Please revise the grading, and provide additional spot elevations and flow arrows to show how the drainage will work here. These revisions can be made on the mylars of the plans. Number: 99 Created: 7/ 18/2006 [7/ 18/06] General question ... why was General Note 6 on the original Sheet 1 of 7 of the Site Plan removed from the revised sheet? Number: 102 Created: 7/28/2006 [7/28/06] No additional formal round of review is necessary. Based on comments at staff review on July 19th, there are just a couple of things that need to be addressed by working directly with Engineering and Stormwater. Please contact Dan DeLaughter, at 221-6605, to schedule a meeting to discuss the outstanding issues. Topic: Landscape plan Number: 87 Created: 6/5/2006 [7/ 18/06] Some new areas of overlap have been created. See the red -lined "revised" Landscape Plan. [6/5/06] There is some overlapping information on Sheet 3 of 7 of the Landscape Plan that is somewhat illegible. Number: 91 Created: 6/5/2006 [7/ 18/06] This still does not appear to be clearly shown. [6/5/06] Call out the footing depths for the 3' & 6' high wrought iron fence details on Sheet 4 of 7 of the Landscape Plan. Page 1
