is used on the buildings then supporting calculations would need to be
provided.
Per conversations with Roger Buffington and a review of the proposed
fixture counts, we are proposing a 1 112 inch water service for the 7-
plex (Building A) and a 1 inch water service for the remaining units.
All sewer services are called out to be 4 inch PVC.
Please call out a swivel tee and a gate valve at the fire hydrant connection
near the Harmony Road entrance.

The water main line connecting to Harmony seems to be crossing under the
proposed wrought iron fence. According to the detail, the fence will have
fence posts every 70 inches or so that will have over 3 feet of footing of
depth. Please add a note and a special detail that would span the water
main with a removable section with at least 5 feet of clearance on either side
of the main, so that the footings will not affect the line.
Providing a 10 foot removable section would require a custom built
fence. Roger Buffington approved usage of an 8 foot removable
section.
Add a note stating that all water mains are to be ductile iron with polywrap.

If the plan is use directional boring for the last section of the sanitary sewer
line in the HOA Tract; that line is typically HDPE.
This pipe segment has been changed to HDPE.
Please add a note to reshape existing manhole bench to direct flow to
existing channel.

2. The pond should be utilized as a sediment trap. Also, what will protect
Harmony Road during and after the outlet pipe connection?
A sediment trap is now called out on the plans. Silt fence has been
added along areas where sediment may be directed toward Harmony
Road. Otherwise, inlet protection for the existing and proposed inlets
will be provided.
3. The site drains east, but is the slope sufficient that Taft Hill and the
southwest portion of the project don't need any runoff protection during
construction?
Additional silt fence has been added along the Taft Hill frontage.
4. If the existing stormwater pipe FES at the southeast end of the site
needs to be protected per your drawing, why isn't the silt fencing
extended around this area as well?

It is not clear how the undedrain will tie into the face of curb. Clarify and
provide detail.
The 4 inch PVC outlet pipe is to connect to the back side of the
sidewalk chase rather than the face of cub. A detail has been added
to show the connection point.
Will cable and gas lines be underneath drainage swale? This might present
a problem especially if the swale is lined with a concrete channel as
requested. Please provide a cross section showing swale and all dry utilities
proposed in that easement.
The cable line is now shown on the typical section to be south of the
concrete pan. The gas line is coming from the west and will remain
well north of the concrete pan.
Will the drainage swale on south be graded without disturbing existing
fences? Please add a note to that effect.

The right-of-way for the adjacent lots are now shown as requested.
We were not able to retrieve the recording information prior to this
submittal; however, that information will be provided on the Final
Plat submittal.

[5/26/06] Cable and gas utilities appear to be running in the bottom of the
drainage ditch. Are the utilities ok with being in the ditch? And is there
anything in the drainage easement language that would prevent the ability
to locate utilities here? It may be a maintenance issue.
Per our team meeting, those utilities can run within the drainage and
utility easement but we have noted them to be located to the north of
the proposed concrete pan.

[5/26/06] Please move the fence on the north side of the property back
behind the easement line. Permission from utilities would be needed to
encroach on the easement.
The only utility that is proposed to be within the easement is Xcel
Energy's gas line and written permission is attached from Xcel to
locate the fence as shown. The remaining dry utility companies
propose to locate their facilities north of the sidewalk and will not
conflict with the fence; however, we have also obtained permission
from Comcast and the City of Fort Collins Utility Department. Due to
the holidays we have not received the anticipated approval from
Qwest but will forward that upon receipt.

transition from pipe to sidewalk chase work? You have 8" of gravel layer
tying into a 6" sidewalk culvert.

[5/26/06] The drainage ditch water level is shown to come up right to the
base of the fence along the south property line. If the fence ever has to be
rebuilt on your side, it doesn't seem that you'd be able to do it without
either encroaching on the ditch, or the neighboring property.
With the addition of the concrete pan, the water level has been
lowered and therefore has moved away from the fence line.

Doug Martine of the City Light 8a Power Department confirmed ability
for developer to contract with the Light & Power Department for the
installation, on -going maintenance, and monthly lighting fee of the
proposed American Revolution Cutoff, Series 247 parking lot lights
(Type 'A" iuminaire) as shown on the Lighting & Photometric Plan.
Therefore, the note on the note is acceptable.

[6/5/06] The Light & Power Department indicated that the southerly
street tree along South Taft Hill Road must be adjusted to meet the City's
street light/ street tree separation requirement of 40' for deciduous trees and
15' for ornamental trees. As shown on Sheet 4 of 7 of the Landscape Plan,
the most southerly proposed tree, south of the emergency drive into the
property, is an ornamental tree (Turkish Hazel) and appears to be almost 40'
from what appears to be a street light.
The ornamental tree is located 20' from the street light (drawing
scale was incorrect, has been corrected). There is insufficient space
to use a standard deciduous tree.

they would?
