[3/6/07] REQUIRED ACCESS: A fire lane is required. This fire lane shall be visible
by painting and signage, and maintained unobstructed at all times. A fire lane plan
shall be submitted for approval prior to installation. In addition to the design criteria
already contained in relevant standards and policies, any new fire lane must meet
the following general requirements:
• Be designed as a flat, hard, all-weather driving surface (asphalt or concrete)
capable of supporting fire apparatus weights. Compacted road base shall be
used only for temporary fire lanes or at construction sites.
• Have appropriate maintenance agreements that are legally binding and
enforceable.
• Be designated on the plat as an Emergency Access Easement.
• Maintain the required minimum width of 20 feet throughout the length of the
fire lane (for buildings three or more stories in height, minimum width is 30
feet along at least one long side of the structure).
If a fire lane cannot be provided, the building shall be fire sprinklered.

transformer and the edge of the building. Also, please not that the transformer
cannot be located under a building overhang or eve. Relocated to west.

required behind the sidewalk along Birch St every 30 to 40 feet. If the building is

be required. If the building stays where it is proposed now, perhaps a mix of canopy
and ornamental trees could be explored.
Due to the proximity of the building to the street and sidewalk area,
there is not adequate space for canopy trees. As the trees mature,
they would grow into the building, which would be detrimental to
both the building and the trees. Ornamental trees are proposed for
this area, planted at an average of 20'-0" o.c. and will be up -sized
from the required minimum tree sizing in lieu of the canopy trees.
