This project is known as the Hellenic Plaza Project Development Plan, #30-05A. This is a proposal to construct a three-story mixed -use development on the properties at 609 and 635 South Shields Street. Located on the west side of South Shields Street, north of Birch Street, the project site is approximately 1.67 acres in size. The proposal includes two buildings featuring 39 two and three -bedroom dwelling units (83 total bedrooms), 8,203 square feet of commercial space, and 91 parking spaces. The proposed buildings front on Shields and Birch Streets with the commercial space located on the ground floor of the building facing Shields Street. The existing single-family house at 609 South Shields Street will be demolished as part of this development proposal. The property at 635 South Shields Street is currently vacant. The property is zoned MMN — Medium Density Mixed -Use Neighborhood District and NCB — Neighborhood Conservation Buffer District. Mixed -use developments are permitted uses in these zone districts, subject to administrative review and approval. All applicable standards within the Fort Collins Land Use Code (LUC) apply to this proposal. The affected property owners list for this public hearing is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
