The property is in the CN - Commercial, North College Zoning District. Existing buildings and land uses located adjacent to the property are as follows: • To the west, is an Industrial and Contractor Sales and Leasing Building. Beyond that is a rail spur which Valley Steel's private rail spur connects to. •. To the north, is an isolated undeveloped lot. Beyond is an existing trailer park. • To the east, is the Existing Valley Steel Site. Beyond is a storage lot for a Car Dealership. • Across the street to the south is an empty lot. The site has been designed with pedestrian use in mind by utilizing enhanced 8' sidewalks adjacent to the Hickory Street. Although from the location, existing sidewalks lead to non pedestrian areas, which may change in the future. The design objectives for the landscape plan are to provide an attractive streetscape and enhance the pedestrian experience within the site. The industrial location and the character of the project will be enhanced by the location of the plant materials. The finishes on the proposed building will include a mix of split face CMU with Steel Cladding. The roofing material will be steel clad as well. A metal canopy at the entry will break the scale of this industrial building. This new warehouse facility for Valley Steel and Wire Co. includes the principles and policies of the City's Plan's city-wide perspective to individual neighborhoods, districts, corridors and edges and are as follows: Principal LU-1: Growth within the City will promote a compact development pattern within a well-defined boundary. Principal LU-2: The city will maintain and enhance its character and sense of place as defined by its neighborhoods, districts, corridors, edges. Policy LU-2.2: Urban Design. The design review process, supplemented by design standards and guidelines, will be used to promote new construction and redevelopment that contribute positively to the type of neighborhoods, districts, corridors, edges.
