A parking space easement situate in the Northeast quarter of Section 13, Township 7
North, Range 69 West of the 61h P.M., City of Fort Collins, County of Larimer, State of
Colorado, also being in Lot 2 of the Preiss Subdivision, a subdivision on record in the
office of the Clerk and Recorder of said County, and being more particularly described
as follows:
Considering the South line of said Lot 2 as bearing North 89010'39" East per the Plat of
Record of said Preiss Subdivision, and with all bearings contained herein relative
thereto:
Commencing at the Southwest corner of said Lot 2, said point also being the TRUE
POINT OF BEGINNING; thence along the West line of said Lot 2, North 00055'03" West
9.00 feet; thence North 89010'39" East 19.00 feet; thence South 00055'03" East 9.00 feet
to a point on the South line of said Lot 2; thence along said South line, South 89010'39"
West 19.00 feet to the true point of beginning. The above described easement is for the

A 3' wide pedestrian access easement situate in the Northeast quarter of Section 13,
Township 7 North, Range 69 West of the 6`" P.M., City of Fort Collins, County of Larimer,
State of Colorado, being a strip of land 3' North of, measured at right angles, and parallel
the South boundary line of the Preiss Subdivision, a subdivision on record in the office of
the Clerk and Recorder. The above described easement is for the private and sold use
of the owners and assigns of Lots 1 and 2, Preiss Subdivision and also is subject to all
rights -of -way, easements and restrictions now in use or on record.
