[7/11/05] Prior to hearing - need to resolve easement issue with Comcast -
they're requesting an easement along the alley. This easement needs to be
shown on the plans and dedicated. The easement can be exclusively to Comcast,
in which case please work with them regarding that easement, or it can be
dedicated as a general utility easement to the City using the City's standard
format.

[7/11/05] Of the 5 easement documents dropped off for review, three were
previously dedicated via the Preiss Subdivision plat and are existing. The
parking easement should be dedicated to Lot 1, not to the City, and the
pedestrian access easement, if dedicated to the City, would allow anyone to use
it. You may want to dedicate that jointly to Lots 1 and 2, including a clause that
it may not be vacated without the approval of the owners of both lots. Or you
may proceed with dedicating it to the City as a public access easement.

the planting beds on the north and east sides along the foundation of the New
Residence structure. They should be added to the current Landscape Plan. This
is to ensure that the plan satisfies the requirement for foundation plantings
along the high visibility areas of the new structure as it relates to the single-
family residence to the north, per Section 3.2.1(E)(2)(d) of the LUC.

sign the variance request, but it must be written according to the criteria set
forth in the Larimer County Urban Area Street Standards. Please review these,
criteria (attached) and revise the letter accordingly. Documentation of .
reasoning behind engineering variances is important, especially as regards legal
action and liability, and the public health, safety, and welfare.
[6/27/05] Engineering variance requests (such as the one for alley design)
must be signed and stamped by a licensed Professional Engineer registered in
Colorado, per LCUASS. Please have your engineer call me if he has.any
questions.

appropriate width of utility easement along the alley or contact Comcast Cable
to work directly with them to satisfy their needs.
[6/30/05] Dennis Greenwalt of Comcast Cable TV indicated that they would
like to see a utility easement granted on Lot 2 outside of the alley right-of-way.

[7/12/05] The on -site parking issue appears to be satisfied. A total of 3
unobstructed spaces are needed, per Section 3.2.2(K)(1)(c) of the Land Use
Code (LUC), and there are 3 spaces along the alley on Lot 2 (617 Whedbee
Street) that provide the necessary spaces as long as the existing 28' deep x
20' wide concrete pad is kept intact. The 1 vehicle parked in the existing garage
is able to clear the 2 outside spaces. A 3' wide pedestrian access easement and
a 9' x 19' parking easement will be dedicated to the public (not the City) on Lot
2 for access and parking for whomever occupies the existing single-family
residence on Lot 1.
