Box 271516 Fort Collins, CO. 80527 Date: 12/08/2005 Staff has reviewed your submittal for 600 BLEVINS COURT, BOARDING HOUSE - PDP, and we offer the following comments: ISSUES: Department: Current Planning Issue Contact: Steve Olt Topic: Electric service Number: 15 Created: 12/8/2005 [ 12/8/05] After addition research and discussion, it has been concluded that boarding houses can be on the residential electric rate. Rate ordinances from several years ago stipulated that boarding houses would be on the commercial rate; however, current rates are silent on boarding houses. Since the expected electric use pattern is like that of a residence, it has been concluded that the appropriate rate is residential. Anyway, there is very little difference between the two rates. Topic: Number: 13 Created: 12/6/2005 [12/6/05] Rick Lee of the Building Department indicated that copies of the Codes & Standards that his department will enforce and the Single - Family to Boarding House Conversion Requirements are attached to this comment letter. Topic: Site Plan Number: 9 Created: 12/6/2005 [12/6/05] Both the Site Plan map and the Vicinity Map are illegible. The Site Plan map must be enlarged to a measurable scale of 1" = 20', or better yet, 1" = 10' to enable the necessary information on the plan to be read. Also, based on the information on the Vicinity Map, it is impossible to identify where 600 Blevins Court is on the map. Please see the attached example of a Vicinity Map that could be included on the Site Plan. Number: 12 Created: 12/6/2005 [ 12/6/05] The actual edge of the parking area along the east side does not appear to be shown correctly on the Site Plan.
