[2/17/06] This still isn't clear what exactly is being proposed. Please label all proposed
improvements as "proposed" and existing as "existing".

improvements. It is not really clear what this development is actually proposing to do. This
needs to be a Site Plan (not an improvement survey plat) and the layout needs to be defined
better. Please see Anne Aspen for examples of what a site plan should look like.

[11/16/05] The existing electric system to the site is designed for a maximum of a 125 amp
120/240 volt single phase service. If any change is required there will be electric
development charges that will apply. Contact Light & Power Engineering at (970)221-6700
if any service changes are needed. Also, the owner will need to contact Ft. Collins Utility
Billing at (970)212-2900 to change the electric rate from residential to commercial.

Staff has reviewed your submittal for 410 LINDEN PDP, and we offer the following
comments:

[2/21/06] You've addressed some of the comments below but not all so I am carrying this
comment. Things still to be addressed are in bold.
[12/6/05] An improvement survey plat is not an appropriate document for the PDP. The
combined site and landscape plan must show the site plus 150' around it at a large enough
scale to review it, the building footprint, the existing and proposed landscaping, the
proposed patio including dimensions and materials proposed. You need to show parking,
bike racks, site lighting, sidewalks (where applicable --where not, make a note indicating
that the sidewalk will be designed and constructed based on the outcome of the
downtown river improvement district project.) The site and landscape plan needs to
have the title of the project and address at the top (Poudre Ice Creamery, or whatever, 410
Linden, Fort Collins, CO), it should have the legal description, signature blocks for both the
owner (and notary) and the Director of Current Planning. There should be a notation about
the change of use from single family residence to ice cream shop. There should be a
vicinity map. Any improvements need to be shown accurately on the plan including but not
limited to the patio, site lighting, bike racks, walkways etc. You may need to hire a planning
or architecture consultant to depict these things accurately, or you may be able to get it
done between your surveyor and a draftsperson. Please refer to the examples I gave you
after staff review.

placement of the bike racks.

[2/21/06] If there are to be any business hours after dark, you will need some site lighting.
Any fixtures must be reviewed. Please submit cut sheets of fixtures. Lighting must be
down -directional and full cutoff. Lighting levels should be as low as possible to function so
that they do not negatively impact the residences across the street.

be triple street cut fees if any work must be done under the street.
