You may want to add a note to the site plan indicating that this PDP was submitted prior to the adoption of the extra -occupancy house supplementary regulations so that you don't have any problems later on with this house having to meet those new requirements. 2. Please add a project title (not just the address) to the site plan. This title should be "604 W. Prospect Extra - Occupancy Rental House Project Development Plan." Email me your comment letters when they're ready and I'll forward them to Jim with instructions about how to submit his corrections/mylars. Sincerely, Shelby Sommer Associate Planner Page 2 STAFF PROJECT REVIEW JAMES SWANSTROM 400 CORMORANT CT FORT COLLINS, CO 80525 Date: 07/25/2007 Staff has reviewed your submittal for 604 WEST PROSPECT ROAD BOARDING HOUSE PDP TYPE I AND FINAL PLANS, and we offer the following comments: ISSUES: Department: Current Planning Issue Contact: Shelby Sommer Topic: General Number: 24 Created: 7/24/2007 [7/24/07] Please see highlighted areas on the site plan. Since we scan our plans into the permanent record, overlapping text/symbols and small text often scan poorly. Please do your best to make the plans as clear as possible and reduce overlapping text/symbols. Number: 25 Created: 7/24/2007 [7/24/07] I've noticed that your comment response letter indicates 2,005 sq. ft. of new impervious area will be added. Please add a note to the site plan indicating how much impervious area will be added since only the site plan (not the comment response letter) will be recorded. Number: 26 Created: 7/24/2007 [7/24/07] You may also want to add a note to the site plan indicating that this PDP was submitted prior to the adoption of the extra -occupancy house supplementary regulations so that you don't have any problems later on with this house having to meet those new requirements. Number: 27 Created: 7/24/2007 [7/24/07] Please add a project title (not just the address) to the site plan. This title should be "604 W. Prospect Extra -Occupancy Rental House Project Development Plan." Number: 28 Created: 7/24/2007 [7/24/07] It is still unclear to me on the site plan how far the existing paved driveway goes, and where the new paved parking area begins. I probably don't need another round of review as long as your plans clearly depict what pavement is existing and where you propose to add new pavement. As long as the other departments' issues are resolved, you should make these corrections and then have your plans printed on mylar for recording. Page 1
