Dear Resident or Property Owner:
On Monday, December 18, 2006 at 5:30 p.m., in Conference Room A, 281 North College
Avenue, Fort Collins, CO., the City of Fort Collins Hearing Officer will conduct an administrative
public hearing to consider six development proposals in your neighborhood. The proposed
projects are collectively referred to as the Swanstrom Boarding Houses.
These proposals are requests to convert the existing single-family residences to extra -occupancy
rental houses (boarding houses). The property addresses are: 300 Blevins Ct., 600 Blevins Ct.,
605 W. Lake St., 604 W. Prospect Rd., 620 W. Prospect Rd., and 638 W. Prospect Rd. All six of
the properties are zoned HMN — High Density Mixed -Use Neighborhood District. Extra -occupancy
rental houses are permitted residential uses in this zoning district, subject to administrative review
and public hearings.
The chart below outlines the proposed number of occupants for each extra -occupancy rental
house:

No structural changes are proposed for these changes of use. However, these projects are
subject to the standards and requirements within the City of Fort Collins Land Use Code, which
include parking requirements.
The list of affected property owners for this public information meeting is derived from official
records of the Larimer County Assessor. Because of the lag time between home occupancy and
record keeping, or because of rental situations, a few affected property owners may have been
missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have
the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
