Box 580 Fort Collins, CO 80522-0580 11-16-05 Dear Mr. Steve Olt, From a letter dated Nov. 4th, 2005, we were made aware of a public hearing to be held on Nov. 17t', 2005, by the Planning and Zoning Board, on a proposed development known as Innovation Island Development Plan, #40-05 and Innovation Island, First Filing, Project Development Plan, #4-05A. According to the letter, this proposed development is described as a plan for both affordable housing and commercial space. We are residents of the area that would be affected by this project and we are responding in writing because we are unable to attend the public hearing. We are advocates for low income housing and dwellings. We are not, however, supportive of "clustering" this type of housing or dwellings in certain areas of any community. As it is now, we have affordable housing on the west side of Taft Hill Road, between West County Road 38E and Horsetooth Road, in the form of apartment/condominium dwellings and a trailer park. Other affordable homes exist to the immediate west of the aforementioned housing. To build this project will add to this type of housing in our area, thereby "clustering" it in one distinct area. As a result, this plan has serious potential of decreasing the existing quality of life and the property values within our area of town. We understand and agree that all communities need affordable dwellings. We simply disagree with the placement of this project based upon current demographics that exist within this area of town. Our strong belief is that Habitat for Humanity should look into other locations further away from this area to build this type of housing. Large "clusters" of low income housing is not desirable in any city area, due to its potential for depressing that area's economy and the quality of life of its residents. We appreciate the opportunity to share our views in writing. We would like this letter to be added to your public comments as you deliberate on this project. Thank you,
