Dear Don:
Please consider this a Variance Request for the utility easement along the west side of the proposed
Innovation Island development along South Taft Hill Road. In particular, we request a variance to
reduce the 15-foot utility. easement for South Taft Hill Road required by Larimer County Urban
Area Street Standards (LCUASS) for arterial streets.
We are requesting a 9-foot utility easement, 50-feet behind the existing five foot wide sidewalk (55
feet from South Taft Hill Road's flowline). Our justifications are as follows:
1) There is an extra wide right-of-way with 40-feet behind the existing sidewalk and the existing
wet and dry utilities are located within this widened right-of-way.
2) The City of Fort Collins Light and Power representative stated they do not need an additional
easement in this corridor.
3) Comcast, Qwest, and Xcel are able and willing to work within a 9-foot utility easement should
they find the need to relocate their facilities in the future.
4) There is an existing exclusive 10-foot REA easement immediately adjacent to the right-of-way
which in essence provides a 19-foot wide utility corridor.
Therefore, it is concluded that a variance to allow a 9-foot utility easement will not compromise the
health, welfare, and safety of the public. It is respectfully requested that the above variance be
granted.
