1. No response required.
2. The existing trees will remain and that can be reviewed by Tim Buchanan to
confirm status.
Engineering Development Review.
1. Fees will be paid at time of building permit.
2. The review fee will be paid with this submittal.
3. Any damage to the entrance off of Harmony Road will be the responsibility of the
Homeowners and will be addressed during construction.
4. We were informed that a Traffic Impact Study for this project was not required.
5. There will be no public improvements on this project.
6. The right-of-way for the existing access off of Harmony Road has already been
dedicated and there should be no further dedication.
7. Utility Plans are being submitted for the preliminary review. The Development
agreement and the DCP will be addressed at time of Final Review.
Electric Engineering.
1. All applicable fees will be addressed as they are required.
Current Planning.
1. A plat will be submitted for the preliminary review.
2-7 We are submitting the required information for preliminary review to continue the
process.
8. We will schedule an appointment for submittal.
Conceptual Review Responses

Avalon Estates Subdivision
Responses:
Zoning.
1. It will be platted
2. The existing access easement is shown on the plat.
3. The minimum lot size is 2 acres.
4. The required setbacks will be addressed at time of building site review.
5. The driveway will be gravel.
Water -Wastewater Engineering.
1. Fort Collins -Loveland Water District and South Fort Collins Sanitation District
will review at preliminary Review.
Stormwater Engineering.
1. There will be two new lots and a residence on each lot. A drainage letter will be
provided to information for the changes in drainage on the site.
2-6. The drainage letter will address the issues brought up in the Conceptual Review.
7. The Storm water development fees will met in accordance with the city
requirements.
8. The design of the site will conform with the Fossil Creek Drainage Master
Drainage Plan.
Historical Preservation.
1. No response required.
Fire Authority.
1-3. Automatic Fire Sprinklers will be provided and the system will meet Poudre
Fire Authority Requirements at time of Building permitting.
4. A turn -around is provided on the site plan and will be constructed.
5. Access to the homes will be from the shared driveway for fire protection.
6. The location of the new residences will be made visible for the PFA.
7. There is an existing gate at the North end of the existing lot. Access information
will be provided for that gate to the PFA and any additional gates will meet that
requirement.
8. Fort Collins -Loveland Water District will confirm access to fire hydrants for fire
protection that satisfy the PFA.
