Avalon Estates Subdivision
The objective of this project is to create three lots from the existing 7.5 acre lot. The lots _
will be two 2 acre lots for new homes and the remaining 3.5 acre lot will have the
existing residence. The two new lots will have a shared driveway coming from the access
easement that goes through an existing lot to the north to the north line of the 3.5 acre lot
then split off for the new shared drive. There is existing sewer running north to south in
an adjacent lot that the services will come from. Water services will be run to the new
lots. The existing site drains from the Northwest to the Southeast and the addition of two
new residences will not adversely affect the existing drainage. There will not be any open
space areas on the site because the entire site is divided into lots.
The concerns of the City of Fort Collins staff are addressed in the response letter to the
conceptual review letter.
