Number: 4 Created: 10/25/2065 [10/25/05] Parking language under Land Use Breakdown is worded incorrectly. Parking is not based on the building square footage - it is based on the use and falls under "lodging establishments" which calls for 1 parking space per unit or bedroom. Therefore 5 parking spaces are required and only 4 are being shown. Number: 5 Created:' 10/25/2005 [10/25/05] On landscape/site plan - please note what landscaping is existing and what is proposed. Instead of a formal round of review, please resubmit directly with Marc Virata, Jenny Nuckols and Anne Aspen. Please be sure to resubmit redlines too. Once issues are resolved with these staff members, this project is ready to go to hearing. Call me to schedule the hearing. Aspen City Planner Page 3 and does not account for inflation. The applicant has several options with regards to fulfillment of the street improvement requirement: 1) Provide the funds referenced above to the City (adjusted for inflation at the time of payment), or 2) Work out a payment plan for the fund noted with terms acceptable to both the applicant and the City, or 3) Agree to improve Frey Street and Mountain Avenue frontages at such time when the City determines the improvements are needed. In addition; the applicant would agree to not opposing the formation of a special improvement district for either Frey Street or Mountain Avenue. Should the applicant choose this option, the deferral of costs is sufficient for only the roadway portion, not the sidewalk. The applicant will still be required to provide funds for the sidewalk frontage along Mountain Avenue and Frey Street. An estimate of the dollar amount for sidewalk (4.5' in width on Frey, 5' on Mountain) will need to be prepared by the applicant and approved by the City, or alternatively the City can prepare such an estimate.
