existing FCLWD service. Is this line already abandoned? Is the City or FCLWD
providing this service? A call is also being made to FCLWD to help clarify this
issue.
The tap exists and is the districts. We are keeping it because there is no benefit in
abandoning it (no repay). We'll use for irrigation of the ponds.

[1111105] Bicycle parking locations are a bit confusing when looking at the
different plan sets. The site plans have a 'B" for the location, which often looks
like its sitting off in the grass away from a paved surface. The landscape plans
use a more discernable bicycle rack symbol, and these look like they are to be
installed on a hard surface - which the code requires. Can we coordinate these a
bit better for future submittals.
This was addressed in the previous submittal. There is a discernable bicycle rack
symbol on the site plan and always has been. This symbol is always shown in
concrete. This symbol has been added to the legend for clarity. The "B" has been
placed next to the bike rack, on the concrete. In the past the "B" was place in the grass
next to the bike rack symbol on the concrete for readability but this has been adjusted
this.

2. Your calculations include several acres of grass. Where is this, how does it
tie into the previous comment? Explain with notes in the report and on the plan.
All areas that are not hard surfaced have been calculated as grass.

[512106] I'm a little concerned with the proximity of the proposed trees along the
front walkways of buildings D, C, A, F, and 6 (Lots 6,4,13,9,8 respectively on the
utility plans). The proposed placement does not seem to provide enough
clearance between the trunks and the buildings themselves. In the case of
building D, the center of the trunk will be only 4.5 feet from the building. I do not
believe that adequate clearance will exist when the tree reaches maturity. Also
wondering about where the branches begin on these trees - considering the need .
for vertical clearance for pedestrians. Can the trees in these locations be moved
further from the building to ensure at least 5' of clearance between the trunk of a
mature tree and the buildings themselves?
We have been instructed by the planning department to leave the trees as currently
shown on the plans.
[512106] This project is responsible for the cost of constructing the temp asphalt
sidewalk to Nancy Gray because its an interim improvement necessary to meet
the ped level of service requirements for this project. Please see redlines and
please submit an estimate for Matt's review and approval of the cost of this
sidewalk and this number will go into the DA UNLESS. Matt can bill you through
his project. I'm flexible so whatever works best for everybody works for me.

drive aisles where I assumed they were Emergency Access Easement; however,
they weren't labeled. Just to ensure the correct EAE is designated on the plat, I
am forwarding to Ted Shepard a copy of the plan that illustrates exactly what we
want designated EAE on the plat. Previous comment #53 from Michael Chavez
still pertains, that the fire lanes are required to have approved signage and
painting, and are to be maintained unobstructed, etc.

there still remains the question of "who pays and how"2 Per city code, this
development is responsible for all offsite improvements (including striping) to
make this development work and a repay can be riled against the undeveloped
properties. This project may be able to work it out with Matt that the repay he's
already riling can include the striping in front of the undeveloped lots.

project so the striping will have to be done with this development. See comment

there is a new TDR riling fee of $250 per easement.

Sagebrush extension.

construction prior to scheduling the public hearing. The actual easements and

The attorneys and owners have everything — I believe everything will be dedicated in
the next week.
