HomeMy WebLinkAboutTIMBERLINE CENTER - FDP - 41-05B - CORRESPONDENCE - (3)grass away from a paved surface. The landscape plans use a more discernable bicycle
rack symbol, and these look like they are to be installed on a hard surface - which the code
requires. Can we coordinate these a bit better for future submittals.

[5/3/06] 1. There should be a note on the plan
that any lot/area not immediately built on shall be seeded and mulched (or otherwise
stabilized, if you have a better idea). What about the detention/WQ ponds? Are they to be
seeded/mulched or landscaped. There should be a note on the plans reflecting this.
2. Your calculations include several acres of grass. Where is this, how does it tie into the
previous comment? Explain with notes in the report and on the plan.
3. The reseeding costs in the surety calculation are incorrect.
4. The project schedule should be on the erosion control sheet. The project schedule
should be on the new form, not the old one.
5. There should be a note on the erosion control plan that the ponds will be excavated as
the first step of overlot grading.

[3/22/06] Signed easements are needed before signing of mylars.
[11/4/05] A letter of intent for the off -site grading is required before a hearing. Stormwater is
ready for a hearing after the letter of intent is received.

[5/4/06] Please clarify the situation with the irrigation tap, which is using the existing
FCLWD service. Is this line already abandoned? Is the City or FCLWD providing this
service? A call is also being made to FCLWD to help clarify this issue.
Be sure and return all of your redlined plans when you re -submit.
If you have any questions regarding these issues or any other issues related to this project,
please feel free to call me at (970) 221-6750.

[5/4/06] ACCESS: Excellent labeling of the EAE on the site plan. There were three drive
aisles where I assumed they were Emergency Access Easement; however, they weren't
labeled. Just to ensure the correct EAE is designated on the plat, I am forwarding to Ted
Shepard a copy of the plan that illustrates exactly what we want designated EAE on the plat.
Previous comment #53 from Michael Chavez still pertains, that the fire lanes are required to
have approved signage and painting, and are to be maintained unobstructed, etc.

defined in the Uniform Fire Code) if used, stored, or handled on site, must have a
Hazardous Materials Impact Analysis (HMIA) completed and supplied to the Planning
Department and the Fire Department. (What do you have? How much? How do you prevent
it from being a public threat?)

[5/2/06] I'm a little concerned with the proximity of the proposed trees along the front
walkways of buildings D, C, A, F, and B (Lots 6,4,13,9,8 respectively on the utility plans).
The proposed placement does not seem to provide enough clearance between the trunks
and the buildings themselves. In the case of building D, the center of the trunk will be only
4.5 feet from the building. I do not believe that adequate clearance will exist when the tree
reaches maturity. Also wondering about where the branches begin on these trees -
considering the need for vertical clearance for pedestrians. Can the trees in these locations
be moved further from the building to ensure at least 5' of clearance between the trunk of a
mature tree and the buildings themselves?

[5/2/06] No bike parking shown on utility plans. Please coordinate locations and add those
which are indicated on the site plan. Thanks.
[11/1/05] Bicycle parking locations are a bit confusing when looking at the different plan
sets. The site plans have a "B" for the location, which often looks like its sifting off in the

Topic: Signing and Striping
Number: 87 Created: 3/24/2006
[5/2/06] Striping is now being shown with the Street Oversizing project, however, there still
remains the question of "who pays and how"? Per city code, this development is
responsible for all offsite improvements (including striping) to make this development work
and a repay can be filed against the undeveloped properties. This project may be able to
work it out with Matt that the repay he's already filing can include the striping in front of the
undeveloped lots.
[3/24/06] 1 believe the Timberline project is not striping the streets with their project so the
striping will have to be done with this development. See comment 78.

[5/2/06] Can you squeeze in a note that this project is installing the temp attached asphalt
sidewalk from the southern property line to Nancy Gray along JA Drive?
Topic: Temp Sidewalk
Number: 99 Created: 5/2/2006
[5/2/06] This project is responsible for the cost of constructing the temp asphalt sidewalk to
Nancy Gray because its an interim improvement necessary to meet the ped level of service
requirements for this project. Please see redlines and please submit an estimate for Matt's
review and approval of the cost of this sidewalk and this number will go into the DA
UNLESS Matt can bill you through his project. I'm flexible so whatever works best for
everybody works for me. "Update - Matt will bill for the temp asphalt in their repay so we
don't need the estimate or DA language.

[5/2/06] The offsite design for JA Drive just needs to ghost/grey the water/sewer lines being
installed with the Stantec plans and change the sheet number to CS503b. This will allow us
to insert them into the other set without changing too much. Thanks Mike for coming up with
this design so quickly!! You really made this whole thing come together seemlessly and we
all appreciate your efforts.

[5/2/06] [3/21/06] All letters of Intent have been received. Now need to complete the
process before the city will sign off on the mylars. See below. In addition, there is a new
TDR filing fee of $250 per easement.
[11/16/05) The Letter of Intent from the Hau property to the north has been received. Still
require one from the property owner to the south for the Sagebrush extension.
[10/31/05] Letters of intent must be provided for all offsite easements, row and construction
prior to scheduling the public hearing. The actual easements and row dedications will need
to be provided prior to plan approval.
