The building elevations have been relabeled.
We received landscape plan redlines from Susan Joy asking us to identify what plants
and/or trees are going in with the Timberline Road widening city�project. We spoke with
Matt Baker and, he indicated the city is going to provide the landscaping in the center
median. The city will also provide dryland seed in the tree lawns between the back of
curb and the sidewalks since the street -widening project will be finished before
Timberline Center develops. Street trees and turf will be provided with the Timberline
Center development.

There are no specific end users at this time. The uses shown are general. The
Architectural elevations have been relabeled to indicate the more general uses. At the
time end users are known they will be required to submit a minor amendment. Building
M would most likely be the location for a tire shop.
2. Is there any possibility of providing an outdoor dining patio for Building
K2? Like Building E, a drive-in restaurant should feature an outdoor dining area.
Patio space has been added to Building K2.
3. Be sure to indicate that the bank will also feature a walk-up A.T.M.
A note has been added to the plan.
4. Staff remains concerned about any possible outdoor storage associated
with the auto related uses. A quick inspection of Discount Tire at 1751 South
College Avenue reveals that there is a designated outdoor enclosure for used
tires. In order to comply with Section 3.5.1(J), please add the following note to
General Notes:
"in order to comply with Operational and Physical Compatibility Standards,
the outdoor storage of products or materials, including tire display racks or used
tires, shall be screened from public view. In addition, vending machines shall be
placed inside buildings or behind screen walls."

5. Please add the following General Note:
"For any drive-in facility, a walk-up service option shall also be provided,
including a walk-up automatic teller machine."

6. Please provide a detail or general description of the retaining wall in terms
of height, materials, color, etc.
A retaining wall detail has been added to the engineering detail sheet.
7. Be sure that trees are properly separated from the private storm sewer line.
Trees have been adjusted to maintain 10 feet of separation from City maintained storm
sewers.

[11/7/05] From Technical Services: Boundary and legal do not close using curve
date. OK using chord bearing and distance, ck curves.
The boundary does not close by 0.12' because of the 50070.50' radius along Timberline
Road. The arc length corresponding to one second of curve with that radius is 0.24'.
Therefore, the central angle of a curve with a 50070.50' radius would need to have a
sub -second precision in order to make the boundary close. King Surveyors, Inc. feels
that angular precision to the second is adequate. The roadway design caused this, and
this comment has been discussed previously with Wally Muscott.

show this with a separate exhibit if you like.
On November 16, 2005, Sandy McFeron and Mike Oberlander met with Ron Gonzales
from the Poudre Fire Authority to discuss turning radii and fire hydrant location and
distance. PFA signed off on the preliminary layout of the storage and it has not
changed. The radii on the emergency access easement are smaller than 25', but the
drive width is considerably larger than the 20' minimum width. The tempate fits within
the easement and pavement easily. All issues were resolved prior to the public hearing.

Stantec to coordinate the plan sets so that their design matches yours.
