[3/24/06] Please use new City water quality outlet structure detail.
Number: 93 Created: 3/24/2006
[3/24/06] The City recommends planting ornamental trees where trees are located over the
storm sewer. The City requires 10 feet of separation when the City is to maintain the storm
sewer. The pipes in question are going to be privately maintained.
Number: 94 Created: 3/24/2006
[3/24/06] Please provide 10 feet of separation from City maintained storm sewers to any
trees. See redlined landscape plan.

Comments from Current Planning
1. Is Building M a tire shop? A tire shop is indicated in the legend as a Retail Store with
Vehicle Servicing and shown on the architectural elevations but not indicated anywhere
on the Site Plan. If a tire shop is expected to be an end -user, please indicate which
building is the most likely candidate.
2. Is there any possibility of providing an outdoor dining patio for Building K2? Like
Building E, a drive-in restaurant should feature an outdoor dining area.
3. Be sure to indicate that the bank will also feature a walk-up A.T.M.
4. Staff remains concerned about any possible outdoor storage associated with the auto
related uses. A quick inspection of Discount Tire at 1751 South College Avenue
reveals that there is a designated outdoor enclosure for used tires. In order to comply
with Section 3.5.1(J), please add the following note to General Notes:

[3/22/06) Joe Allen Dr - Provide striping to Nancy Gray.
Number: 87 Created: 3/24/2006
[3/24/06] 1 believe the Timberline project is not striping the streets with their project so the
striping will have to be done with this development. See comment 78.

[3/21/06) Use a grey line weight for improvements along Timberline or Joe Allen that are
being built by the City. Use the darker line weight for improvements proposed by your
project only.
Topic: Stormsewer Profiles
Number: 83 Created: 3/24/2006
[3/24/06] 12.2.2 requires that all utilities are a minimum of 2' below scarified subgrade. It
does not appear that the stormsewer is meeting that requirement in all locations.
Number: 84 Created: 3/24/2006
[3/24/06] Please provide a detail for the 10' encasement either side of crossings.
Topic: utility plans

[3/22/06] Please complete and submit Appendix E4 with the next submittal. Any item not
addressed on the plan sets will become a new comment.
Number: 67 Created: 3/22/2006
[3/22/06] Provide Type III Barricades where all public sidewalks terminate and add the
detail to the detail sheet. This may be being done with the Timberline project and its just a
matter of coordinating the plan sets.
Number: 72 Created: 3/22/2006

Topic: Stormwater
Number: 43 Created: 11/4/2005
[3/22/06] Signed easements are needed before signing of mylars.
[11/4/05] A letter of intent for the off -site grading is required before a hearing. Stormwater is
ready for a hearing after the letter of intent is received.

[3/21/06] Please see JR in Tech Services regarding scanning requirements.
Topic: Offsite Easements and ROW
Number: 21 Created: 10/31 /2005
[3/21/06] All letters of Intent have been received. Now need to complete the process before
the city will sign off on the mylars. See below. In addition, there is a new TDR filing fee of
$250 per easement.
[11/16/05] The Letter of Intent from the Hau property to the north has been received. Still
require one from the property owner to the south for the Sagebrush extension.
[10/31/05] Letters of intent must be provided for all offsite easements, row and construction
prior to scheduling the public hearing. The actual easements and row dedications will need
to be provided prior to plan approval.
Topic: Phasing
Number: 68 Created: 3/22/2006
[3/22/06] The emergency access connection to the Timberline Star Property will need to be
constructed with Phase I. Please show this on the phasing sheet.
Number: 69 Created: 3/22/2006
[3/22/06] Sheet 5 and 14 - Are the utilities being phased too or just the grading?
Topic: Plan and Profile Sheets
Number: 77 Created: 3/22/2006
[3/22/06] Spot elevations at intersections are too small to read or review, comments to
follow with next round of review. Please provide a separate intersection detail with larger
fonts meeting our minimum requirements in E6.
Number: 85 Created: 3/24/2006
[3/24/06] Who is building the drive approaches - this project or Timberline? Need to make
the plans clear somehow.
Topic: Plat
Number: 48 Created: 11 /7/2005
[3/23/06] Boundary and legal do not close - see attached.
[11/7/05] From Technical Services: Boundary and legal do not close using curve date. OK
using chord bearing and distance, ck curves.
Number: 80 Created: 3/23/2006
[3/23/06] From Technical Services: Some aliquot corners "symbol" missing.
Number: 81 Created: 3/23/2006

[3/21/061 Please correct the typical street section on the cover sheet and change the
striping plan to reflect the cross section called out below.
[10/31/05] The proposed typical cross section has been approved with some changes to the
striping. Please strip in 6' bike lanes and 12' travel lanes.

Department: Engineering Issue Contact: Susan Joy
Topic: Attention
Number: 76 Created: 3/22/2006
[3/22/06] A full routing was not done with the first round of Final Compliance. We will need
to do a full routing with the next round of review and allow everyone a full 4 week review.
Expect more comments with the next round.
Topic: General
Number: 17 Created: 10/31/2005
[3/21/06] Repeat. The 25' inside turning radius requirement has not been met.
[10/31/05] Does the emergency access easement through the mini storage meet PFA's
minimum 25' inside and 50' outside turning radii requirement? You can show this with a
separate exhibit if you like.
Number: 20 Created: 10/31 /2005
[3/21/06] [10/31/05] The utility plans and plat show offsite improvements that need to be
shown on all plan sets. All plan sets need to match and show the same information. It
appears that the Spring Creek Farms North road project has inadvertently designed a
narrower street width for Joseph Allen from this project's south property line to Nancy Grey.
Please work with Jim Allen Morley at Stantec to coordinate the plan sets so that their design
matches yours.
Number: 65 Created: 3/21 /2006
[3/21/06) All plan sets - Please see Appendix E6 for all scanning requirements. Need to
correct all overlapped labeling. Please see JR in Tech Services if you have any questions.
