HomeMy WebLinkAboutTIMBERLINE CENTER - PDP - 41-05A - CORRESPONDENCE - CORRESPONDENCE-HEARING#41-05/A Timberline Center Rezoning and 10/12/05 N Project Development Plan - Type 11 1 inch equals 600 feet Commu___.Ly Planning and Environmental _ _rvices Current Planning November 23, 2005 City of Fort Collins Dear Resident: On Thursday, December 8, 2005, at 6:00 p.m., in City Council Chambers, City Hall, 300 LaPorte Avenue, Fort Collins, Colorado, the Planning and Zoning Board will consider a rezoning and development proposal in your neighborhood. The project is known as Timberline Center #41-05 and 41-05A. This is a request to rezone and develop a 21.84 acre parcel located on the west side of Timberline Road approximately one-half mile north of East Drake Road. The Union Pacific Railroad forms the western boundary. Of these total acres, 16.13 acres are the subject of a concurrent request to rezone from T, Transition to I, Industrial. The development proposal includes a convenience shopping center, office, bank, retail stores with vehicle servicing (tire shop), vehicle minor repair (quick lube and carwash), enclosed mini -storage and standard, fast food and drive -through restaurants. Five buildings are mixed -use and could include office, retail or standard restaurant. Total gross leasable square footage is 179,200 square feet. Two new public streets would serve the site. Four Modifications of Standard are requested. Chief among these is a request to include a convenience retail store with fuel sales which is not separated from the nearest one by the requisite distance of three-quarter mile. The other three Modifications relate to the relationship of the buildings to the streets and sidewalks for the drive -through restaurant, landscaping for the enclosed mini - storage and the build -to line for two multi -tenant retail/office buildings. Both the Planning and Zoning Board and the City Planning Staff consider your interest and input in this matter, as well as your neighbor's input, an important part of the City's review of this proposal. If you are unable to attend the public hearing, but would like to provide input, written comments are welcome.
