[10/20/051 Request denied. This is an 8.5% reduction in overall lot square
footage. Please provide better justification for the request. If the overall site
does not allow for 13 lots of the required size, develop the site with 11 or 12
lots and all lots will meet the 1 /2 acre requirement.
This completes staff (and outside reviewing agencies) review and comments
at this time. Another round of staff review is determined to be necessary.
This proposal is subject to the 80-day revision re -submittal
requirement (from the date of this comment letter. being November 28,
2005) as set forth in Section 2.2.11(A) of the Land Use Code.

Hill Road? Will ROW be acquired on Falcon Drive to Taft Hill Road?
An underground electric system will need to be built from the Falcon/Taft
Hill intersection to this project.

[ 10/ 18/051 No issues related to this modification. However, this
modification may be needed for more then the 3 lots mentioned. This
project is required to submit an Ecological Characterization Study and
possibly a Wetland Delineation. Based on the information that comes from
this report and delineation natural habitats and feature buffer zones may
apply. Wildlife movement corridors have typically been found to exist
adjacent to the Pleasant Valley and Lake Canal throughout the city. The
buffer zone standard requirement for a wildlife movement corridor along an
irrigation ditch is 50 feet, which is measured from the top of ditch bank.
Please check with Doug for the location of the buffer zone.

OF STANDARD - TYPE 1, and we offer the following comments:

[12/29/051 Technical Services: No problem with the modification of
standard request. With reference to the ultimate Project Development Plan
(PDP) submittal, there are many problems with this plat. It isn't close to
being a complete preliminary plat.

[12/29/051 Post Office: No problem with the modification of standard
request. With reference to the ultimate PDP submittal, the following will
apply:
Mail Service: Centralized delivery using a minimum of 1 centralized box
units (CBU, industry type III) is required. The plan must show the
required CBU locations as approved by the U.S. Postal Service. In all
cases the CBU's must be located in the public right-of-way or a
designated easement. Please be be advised that the responsibility of
purchase and maintaining the CBU's, with concrete pads, is that of the
owner/developer/builder/HOA. Prior to occupancy within the
development approved mail receptacles must be in place. A Delivery
Agreement must be in place prior to any delivery of mail. Contact Carl

submittal, the following comments apply:
1. PV&L Canal Company has a 50' right-of-way (ROW) along the north
edge of the proposed project for access and maintenance. This project
does not appear to affect the ROW.
