The applicant / property owner for a potential residential project known as the Talon Estates has submitted a request for a modification of the standard set forth in Section 4.1(D)(1)(b) of the City of Fort Collins Land Use Code that requires lot sizes to be 1 /2 (0.5) acre or larger for dwellings that are not clustered, with preserved open space, in the UE - Urban Estate District. The request is for 7 of a potential 13 lots to be 0.45 acre in size along the Pleasant Valley & Lake Canal. The subject property is located at the northeast corner of the Falcon Drive - Falcon Drive intersection, approximately 1/4 mile west of South Taft Hill Road. A "Vicinity Map" generally identifying and locating the proposed project site is attached. The potential site layout will be presented at the neighborhood meeting. This is a request fora modification of the aforementioned standard only. No formal submittal of a development plan for review has been made. That would be the next step in the City's development review process. The purpose of this meeting on June 1 s` is to give all participants the opportunity to ask questions of the applicant and express their concerns in an informal setting. Aformal request has been made to the City for a modification of the aforementioned standard; however, no decisions will result from this meeting on June 152. The current request, and any future development request when made, will be reviewed against and must comply with the requirements and standards set forth in the City's Land Use Code. Representatives for the applicant / developer will be present to introduce their proposal. City representatives will be present to respond to questions about the current request and to take notes of the meeting. The list of affected property owners for this public information meeting is derived from official records of the Larimer County Assessor. Because of the lag time between home occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend. If you are unable to attend this meeting, written comments are welcome.
