We are requesting a Modification to this standard due to the net
area in this site being 6.385 acres and the required site area is
6.500 acres for 13 lots..
The new Density/Intensity will be 2.036 dwelling units per net acre. The
new Density/Intensity will be 0.720 units per gross acres.
This site is an infill project and is locked in by existing projects,
roads, and the canal.
The net area that this site is short is minimal to the required area.
Therefore, the purpose of the Urban Estate District of developing low-
density/large-lot housing will remain unchanged.
(b) Lot sizes shall be on -half (1 /2) acres or larger for dwellings that are
not clustered in accordance with the standards set forth in this Division.
We are requesting a Modification to this standard due to the net area
in this site being 6.385 acres and the required site area is 6.500 acres for
13 lots.. Again this site is an infill project and is locked in by existing
projects, roads, and the canal.
The lot area shortage is being applied to Lots 1, 10 and 11. These lots border on
Falcon Road. Lot I borders Tract A, which is detention/greenbelt; therefore the lot will
appear larger. Lots 10 and 11 are corner lots and will appear larger due to the City
parkway between the curb and right-of-way. The net area of Lot I and 11 is 0.459 acres.
Lot 10 net area is 0.467 acres.
We feel that these modifications to the Land Use Code comply with the requirement of
Division 2.8.

REQUEST FOR MODIFICATION OF STANDARDS TO THE FORT COLLINS
LAND USE CODE, DIVISION 4.1.D.1.
URBAN ESTATE DISTRICT LAND USE STANDARDS
DENSITY/INTENSITY
TALON ESTATES (formerly known as Falcon Estates)
SITE DESCRIPTION AND HISTORY:
This project proposes to develop 13 single-family dwellings; a new 53-foot wide local
paved road; and a tract to be used for detention. The site is presently zoned Urban Estate
(UE). The total site area is 9.355 acres, which includes the East 30-feet of Falcon Road
that runs North/South and 60-feet of Falcon Road that runs East/West. The net area
excluding the detention pond tract, Falcon Road and the new road right-of-way is 6.385
acres.
This project is located in the Southeast 1/4 of Section 28, Township 7 North Range 69
West of the Sixth P.M., Fort Collins, Larimer County, Colorado. The site is bounded on
the North and East by the Pleasant Valley and Lake Canal; on the South by Falcon Road
and TefI1 Acres, a subdivision of 1.3 acre or larger lots and on West by the Glantz MRD
S-53-92 being 3 lots of two acres or more.
This project has been to conceptual review "Falcon Estates", with the City staff. Some of
the lot areas were shown as being less than 0.5 acres, which area is less than allowed in
the UE Zone. The site area was 0.115 acres or 5010 square feet short required for 13 lots.
Therefore it was decided a Modification to Standards per City Code Division 2.8 would
be required.
MODIFICATION REQUESTS:
Per Division 2.8 of the Fort Collins Land Use Code we are requesting a Modification to
Division 4.1.D.1. of the Fort Collins Land Use Code.
D. Land Use Standards
(1) Density/Intensity: All development shall meet the following requirements:
(a) Overall average density shall not exceed two(2) dwelling units per
net acre.
