Dear Resident:
On Thursday, March 16, 2006, at 6:00 p.m. in the Council Chambers**, City Hall West, 300
LaPorte Avenue, the Planning and Zoning Board of the City of Fort Collins will hold a public
hearing on a proposed rezoning in your neighborhood. The proposed rezoning is commonly
known as the Mountain & Frey Rezoning, File #55-05.
This is a resident initiated request to rezone approximately 11.6 acres which includes most of
the Frey Subdivision, located north of W. Mountain Avenue, east of Grandview Avenue, south
of Laporte Avenue, and west of the Larimer County Canal #2 (see attached map). The
requested zoning change is from the L-M-N, Low Density Mixed Use Neighborhood, District to
the N-C-L, Neighborhood Conservation Low Density, District. The request also includes
making an amendment to the West Side Neighborhood Plan by changing the designation of
the subject area on the "Future Land Use" map in the Plan from the "Retain or Convert to Multi -
Family" classification to the "Retain or Convert to Single Family" classification. The change in
zoning would restrict uses in the subject area to single-family homes.
The City of Fort Collins Planning Staff considers your interest and input in this matter, as well as
your neighbor's input, an extremely important part of the City's review of this proposal. If you
are unable to attend the public hearing, but would like to provide input, written comments are
welcome.
The list of affected property owners for this public meeting is derived from official records of the
Larimer County Assessor. Because of the lag time between occupancy and record keeping, or
because of rental situations, a few affected property owners may have been missed. Please
feel free to notify your neighbor of this pending meeting so all neighbors may have the
opportunity to attend.

items may be continued to Thursday, Apri120 at 6:30 p.m. in the Council Chambers, City
Hall West.
