A portion of the proposed Lot 1 is located in the Spring Creek Floodplain. Please show the current effective FEMA floodplain limits, as well as the City designated floodplain limits, on the plat. 2. FEMA is in the process of adopting a new floodplain along Spring Creek. The current City designated floodplain is a very close approximation of the floodplain to be adopted by FEMA in the fall of 2006. The City currently uses the revised floodplain for regulatory purposes. 3. It is understood no development is currently proposed. We encourage the applicant to become familiar with the floodplain regulations which govern this site prior to the start of planning any development. You can contact the Floodplain Administrator, Susan Hayes, at 416-2233 to answer any questions. This replat requires the need to dedicate a total right of way of 1/2 a 4 lane arterial street, equal to 57.5' with a 15' utility easement behind it. A 9' utility easement is required along Hull Street. Both the additional ROW and easements should be dedicated with the plat.
