Heffington 1821 West Drake Road Fort Collins, CO 80526 1-970-223-1440 January 28, 2006 Statement of Planning Objectives for Heffington Farm: It is our desire to consolidate three (3) parcels into one (1). Currently the properties at 1821 W. Drake Rd. and 1815 W. Drake Rd. as well as the driveway providing access from Drake Rd. are three separate parcels as listed on the attached legal description (Exhibit A). We want to consolidate those parcels into one property to simplify title, ownership records, and future transfer of property (LEGAL DESCRIPTION OF HEFFINGTON FARM). In March 2001, we added a mixed -use barn to 1815 and in the process added a sewer tap to the primary house on 1821 (working with Mr. Buffington at the City of Fort Collins). That sewer tap includes the house on 1821 and the barn on 1815. It is our understanding the two properties my not be sold separately in the future because of the combined tap. We are trying to make sure that does not happen. It is NOT a plan to add any buildings, paving, utilities, entrances, and egresses, fences, landscaping or changing the land in any way. It is a property line consolidation plan of three contiguous parcels (zoned LMN) owned by Barbara L. Heffington and Gregory D. Heffington into one parcel (to remain LMN). We are NOT developing the site.
