A tract of land located in Section 22, Township 7 North, Range 69 West of the Sixth
P.M., City of Fort Collins, County of Larimer, State of Colorado, which, considering the
North line of the Northwest 1/4 of said Section 22 as bearing S89°39'00"E and with all
bearings contained herein relative thereto, is contained within the boundary lines which
begin at a point on the existing South right-of-way line of West Drake Road which bears
S00°12'27"E 50.00 feet from the West 1/16 Corner on the North line of said Section 22,
and run thence along the East line of the West 1/2 of said Northwest 1/4, S00°1212711E
1111.96 feet to a point on the existing North right-of-way line of Hull Street; thence
along said North right-of-way line, N89°46'19"W 322.68 feet; thence N00°12'38"W
738.30 feet; thence S89°46'19"E 301.22 feet; thence N00°12'27"W 373.71 feet to a point
on the existing South right-of-way line of West Drake Road; thence along said existing
South right-of-way line, S89°39'00"E 21.50 feet to the point of beginning, which above
described tract contains 5.6784 acres, more or less, and being subject to all easements and
rights -of -way which are existing or are of record or as shown on this plat.
