Cameron, for this project the applicant is really just remodeling/finishing the 2"d floor of
existing garage to create the carriage house. Staff has noted the need to require a
request for modification to the side eve height max. 13' (existing eve approx. 221, and
side and rear setbacks (0', to 2.5'). The only change to the exterior of the garage is
adding a staircase to access 2nd floor. We are still checking to see if the total floor
square footage of garage is less than 1,000 SF.
I see in LUC you can waive modification submittal requirement if it is irrelevant,
immaterial, redundant, or otherwise unnecessary given existing circumstances.
Please advise if I should proceed and require request for modifications, or if you will
waive it.

I guess there is two ways to look at this situation. First, it makes sense to waive requirement since it is an existing
condition. On the other hand, proceed with modification, even though it appears unnecessary - so, for the record
requests are approved. Laurie, we welcome your feedback.

I support waiving the modification submittal requirement given the age of the existing garage.
