Thank you for your letter requesting our consideration for an equivalency for the code requirement to
provide access to your proposed carriage house for firefighting operations. Based on the location of this
structure along an alley, we are unable to get to within 150 feet of the structure with our fire apparatus as
required by code to allow the timely and efficient advancement of fire hoses. This is a unique case in that
this structure is located in relative close proximity to a fire station and is very limited in size. Due to
these and other reasons, the Poudre Fire Authority will approve either one of two alternatives to providing
compliant access to the structure.
The first and preferred option is to provide a fire sprinkler system in accordance with NFPA 13D or
P2904. This system provides a very reliable, low maintenance dynamic fire protection system that has
been proven to provide the highest possible level of fire and life safety currently available. These systems
provide a virtual guarantee of survival in the event of a fire for anyone not intimate with the ignition of
the fire. In this case we do however realize there may be some practical difficulties in installing such a
system.
PFA will also approve using two (2) hour fire rated construction to separate the living space from the
garage and to protect the stairway from the rest of the structure. Any portion of the stairway that is
interior to the structure must be protected and the stairway cannot pass over or in front of any building
openings on the exterior of the structure.
If you have any questions concerning these equivalencies, please do not hesitate to call. I have copied
the Fort Collins Building Department in the letter and they will include a review of the separation
assemblies as part of their plan review and inspection. Thanks again for your request and I wish you the

This is the official word from PFA. So they have 3 options:
1. Fire sprinkle as described in the attached letter.
2. 2-hour fire protection as described in the attached letter.
3. Appeal to the BRB to do none of that.
