The proposed amendment complies with City Plan.
There is a demonstrated Change in Conditions.
A larger residential buffer will be created between
the Neiahborhood Center and residences located to the
west than exists under present zoning.
Traffic Impacts to the neighborhood to the west will
be reduced.
Development Layout and Design, including traffic
circulation, natural habitat buffers, site design and
architecture vJll be evaluated relative to adopted
reaulations to reduce impacts to the surrounding
area.
