As currently shown, the water quality pond will hold water up to 2 inches deep before it releases. Please make sure that the plate has an opening at the invert elevation of the pond. According to Urban Drainage criteria, rows need to be separated by 4 " in order to use that manual's charts. If no utility plans are being submitted, then how will the change to the pond outlet be documented. Maybe a note on the site plans referencing the drainage design documents would be appropriate. Note added to plan referencing the revised drainage design documents prepared by Terry Everett of Northern Engineering. [3/1/06] The original detention area did not have a water quality component. Since the pond is already built and landscaped, no new detention will be required, however, it is requested that the pond outlet, be modified to include a water quality plate and detention. A variance will be approved to account for the water quality volume as being part of the quantity volume. Please provide water quality calculations. The exhibit and legals for this easement were checked and accepted. OK to submit signed and wetstamped docs from the surveyor along with a $250 filing fee made out to the City of Fort Collins.
