The proposed project is commonly known as 4900 South College Avenue Change of Use — Project Development Plan, #8-06. As proposed, the project is a request to change the use of the insurance claims office at 4900 South College Avenue to allow for an Avis Car Rental and two other currently unspecified office and retail uses. The property is zoned C — Commercial District. Car rental establishments are permitted uses in the Commercial District subject to review and approval by the Planning and Zoning Board. General office and retail uses are permitted in this district, subject to Administrative review and approval. At this time, the applicant requests that the Planning and Zoning Board review and approve both the car rental and office/retail establishments together. Both the Planning and Zoning Board and the City Planning Staff consider your interest and input in this matter, as well as your neighbor's input, an important part of the City's review of this proposal. If you are unable to attend the public hearing, but would like to provide input, written comments are welcome. The list of affected property owners for this public meeting is derived from official records of the Larimer County Assessor. Because of the lag time between occupancy and record keeping, or because of rental situations, a few affected property owners may have been missed. Please feel free to notify your neighbor of this pending meeting so all neighbors may have the opportunity to attend.
