MINOR SUBDIVISION ADMINISTRATIVE HEARING
FORBES MINOR SUBDIVISION
PLANNING DEPARTMENT PROJECT NUMBER #48-89A
WHEREAS, the applicants (Holtzinger, Story, Nichols, and First Interstate
Bank Trustee) have duly followed the City procedure for a Minor Subdivision
as outlined in Section 29-644 (g) of the City Code and have submitted their
application for a Minor Subdivision of the following described property, to wit:
A parcel of land located in the Southwest Quarter of Section 32,
Township 8 North, Range 68 West of the Sixth P.M., City of Fort
Collins, State of Colorado, containing 20.33 acres, more or less.
WHEREAS, the City Planning Department Staff processed the application
request in accordance with Section 29-644 (g) including the notification of
property owners within 500 feet of the said subdivision, posting of a sign on
the property, and the publication of legal notification in a daily newspaper of
general circulation; and
WHEREAS, the Director of Planning held a public hearing on Friday,
December 22, 1989, at 2:00 P.M. in the Planning Department Conference Room,
300 Laporte Avenue, City Hall West, for the purpose of establishing a vested
right under Article 68 of Title 24, C.R.S.
NOW, THEREFORE, IT IS HEREBY DETERMINED BY THE DIRECTOR
OF PLANNING OF THE CITY OF FORT COLLINS THAT:
The minor subdivision now known as Forbes Minor Subdivision be hereby
approved, and as grounds, therefore, the Director of Planning does find the
following facts to be true:
A. The proposal meets the design criteria and standards of the City of
Fort Collins for streets and utilities.
B. The lots in this subdivision front on a dedicated right-of-way.
C. The lots are in conformance with and meet the requirements of the
R-L-P, Low Density Planned Residential, zone district.
