Dear Sherry; co Xn@@P@ urban design, inc. 3030 south college ave., suite 200 fort collins, colorado 80525 (303) 226-4074 In response to the late comments raised by Staff at your Final Review of the Orchard at Clarendon Hills, we have completed the following: Copies of the Quit Claim Deeds defining the area to be replatted with The Orchard final plans are attached. These documents will be executed as soon as Clarendon Hills has closed on the Orchard 2nd Annexation property. The Wilsons (owners.of lot 23 Clarendon Hills 1st Filing) have agreed to these Quit Claim Deeds and to the replat that will allow access to Lot 27 as indicated on Exhibit "A". - An amended variance request from Dennis Donovan of Land Development Services is attached. This letter reflects the professional opinions regarding safety, the Professional Engineer's seal, and other information requested by Mike Herzig. - Having met with Storm Drainage Staff and reviewed the drainage questions in detail, we are satisfied that we can now resolve all the concerns raised with final plans. The required detention in the southeast corner of The Orchard will provided in one of three methods: * Integrated into the backs of the single family lots as shown, with specific restrictions on fencing, grading, landscaping and the like; In a separate tract to be deeded to and maintained by the City Storm Drainage Utility as per the current ordinances regarding drainage facilities in residential subdivisions; or * On the adjacent parcel to the south (under common ownership) where the detention pond will be designed into the landscaping of this larger home site. e � . o 0 urban design, inc. On December 6th, we met on the site with Tim Buchannan to review the state of the existing trees on the site. Tim indicated that our approach to development of the site including narrowing the street to preserve more of the viable trees, supplementing the streetscape with new fruit/ornamental trees, and leaving the remaining live trees on individual lots so that home builders may, to the extent practical, design around desirable trees - was sound. - The preliminary plat now clearly notes that right-of-way for the possible extension of Apple Drive will be dedicated with the final plat of The Orchard. I have also attached the color rendered plat, reductions, and ten full size prints for your use with the Planning and Zoning Board. Other color illustrations included in this package may be photographed for possible use at the P&Z presentation, but we ask that they be returned - unfolded - to Cityscape.
