Dear Ted;
Attached are five sets of prints of the Orchard at Clarendon
Hills Final. Subdivision, indicating revisions made in response to
Staff Comments. Specific responses 'include:
1. Tract A has been designated as a Utility Easement.
2. The requested six foot separation between proposed trees and
gas mains has been incorporated where necessary.
3. The emergency access is designed in conformance with our
agreement with Poudre Fire Authority.
4. Land Development Services is coordinating District Water and
Sewer services with Light and Power.
5. The entry design includes two stone walls; the wall on the
east side of Abbey road will include a project sign.
6. Easements have been widened in coordination with U.S. West.
7. The Crab Apple trees have been more clearly labeled.
8. Pavement and pedestrian access at the fire lane has been
clarified.
9. The Landscape Plan is included as Sheet 9 of 9 of the Utility
Plans as requested during Preliminary Review.
10. Notes encouraging home owners and builders to retain
existing healthy trees, to seek the advise of the City
Forester, and to provide plot plans indicating the
disposition of existing trees with building permit
applications have been added to the landscape plan and to
the plat.

11. The developer is discussing possible park sites with the
Parks and Recreation Department.
Ten sets of prints, a colored plan, and 8 1/2 X 11 reductions
will be submitted by March 19, 1990, and final documents will be
submitted by March 22, 1990 for the March 26th Planning and
Zoning Board Meeting.
