The 10' trail easement is on the 4900 South College property to the east of the existing fence. The easement will need to span from the south property line to the north property line. The existing drive aisle located on the east side of the building can be used for this easement. The sidewalks from the north parking area align with the main sidewalk adjacent to the entrances to the building. Although the concrete jogs along the garage area, the current sidewalk placement provides the most direct pedestrian connection to the building. The current walk does require pedestrians to step up and down a curb as they pass the garage, but they are walking through a very safe zone, free of parking and traffic circulation. A check for $2530 has been received therefore, an additional $3125 is due (.25 cents x 12,500 sf). Please see the attached revised fee calc sheet. According to the Traffic Impact letter prepared by Matt Delich, there is no trip generation increase based on information compiled from the Trip Generation, 7th Edition. Matt Delich indicates a very slight decrease in trip generation based upon the change of use at the 4900 South College site. Therefore, no additional fees should be necessary to process this review. If a fire lane cannot be provided, the building shall be fire sprinklered. A letter agreeing to dedicate the 20' Public Access Easement when it is necessary by the City of Fort Collins to build the rearage road has been attached with this submittal. Fees will be paid at the time of actual dedication. This approach to dedication was agreed upon by representatives of the City of Fort Collins Engineering and Stormwater Departments at a meeting on March 16, 2006. The developer/consultants will need to research this further. This possibility has been researched and a 20' access easement has not been dedicated on this property.
